How to buy used mobile homes
Buying or building houses have sky rocketed in the global economic crisis and becoming the owner of a house has become extremely difficult. Interest rates and developing costs have hit the roof and now prospective home buyers or newly weds can’t almost afford just paying the bond to have a roof over your head. That is why it makes sense to buy a used mobile home.
- Search the Internet to find mobile homes that are for sale in your area. Some websites have pictures posted and offer a virtual tour of the home so you can form an accurate idea of what the house looks like and the condition it’s in.
- Arrange an appointment with a used mobile home dealer. First give the dealer a phone call to confirm if they do indeed sell used mobile homes since many lots only sell new homes.
- Inform the sales representative exactly what you are looking for in your home. Tell him whether you require a single or a double wide. And if you are not sure rather ask the sales person to show what they have available on the lot.
- When walking through the used mobile home carefully inspect the house. Because it is not a new house there might be some damage to the walls or even structural damage like the chassis that you can’t see. If there are appliances and furniture that are included in the selling price inspect everything to make sure it is in good and working condition.
- If you are seriously considering purchasing the used mobile home bring in your own inspector, read his report thoroughly and decide whether the houses matches up to the asking price of the dealer.
- Many mobile homes don’t come with land so you first have to purchase a lot for it of which many have deed restrictions. There may also be city or county zoning restrictions. Hence before purchasing the used mobile home make sure of the legislation.
- Find out if the home has any warranty. If it doesn’t you’ll have to fix anything that is wrong with it at your own cost. So make sure of this and have the house properly inspected before your purchase it.
